10,000+ Properties Cleaned

Florida sun and rain age pavers faster than any other surface on your property. Our 3-step process removes embedded grime and efflorescence, sweeps in fresh polymeric sand to stabilize joints and stop weeds, then applies a water-based or solvent-based sealer in your choice of wet-look or matte. Done right, the color comes back to within 80% of new and the surface stays locked for 2-5 years depending on sealer type.

Why Florida Pavers Need a Different Approach

A paver driveway in Cape Coral is exposed to UV intensity that fades pigment in 3-5 years, daily afternoon rain that washes out joint sand, and irrigation overspray that drives efflorescence (white calcium residue) to the surface. Sealing once when the pavers were new is not a maintenance plan — it is a single coat of protection that wears off and leaves the surface vulnerable.

The right approach is a 3-step cycle: clean, refresh the joint sand, then seal. Done every 2-5 years (depending on sealer type), it keeps the color rich, the joints stable, and weed growth blocked.

Step 1: Deep Clean

We use a rotary surface cleaner — the round attachment that delivers even pressure across the whole paver face. It strips embedded grime, removes black mildew, and lifts efflorescence without etching the paver surface. For severely faded pavers, we add a color-rejuvenating treatment that brings the pigment forward before sealing.

Old polymeric sand gets swept out of the joints during this step. The cleaning exposes the joint cavity for the fresh sand application that comes next.

Step 2: Polymeric Sand Refill

Polymeric sand is the modern alternative to plain joint sand. It contains polymer binders that activate when water hits them, locking the sand into a hardened joint that resists wash-out, blocks weed root penetration, and prevents pavers from shifting.

We sweep the new sand into every joint, vibrate or tamp it down, then activate it with a light water mist. The result is a joint that performs like concrete but flexes enough to handle natural paver movement.

Step 3: Sealer Application

This is where the look comes back. You choose between:

  • Wet-look (acrylic or solvent-based): The paver color saturates and intensifies, with a slight gloss. Reds become rich terracotta; greys deepen. Most dramatic visual change.
  • Matte (water-based polyurethane): Color is restored without the gloss. Pavers look like new but maintain a natural finish.

Sealer goes down in two coats: a spray pass for full penetration into the joints, then a roller pass for even surface coverage. Cure time is 24 hours for foot traffic, 48 hours for vehicle traffic.

Wet-Look vs Matte vs Solvent vs Water-Based

This is the most common question we get. Here is the short version:

  • Wet-look + solvent-based: Most dramatic restoration. 3-5 year life. Slightly higher upfront cost.
  • Wet-look + water-based: Similar visual to solvent, slightly less dramatic. 2-3 year life. Lower VOC.
  • Matte + water-based: Most natural finish. 2-3 year life. Easiest re-application.
  • Matte + solvent-based: Natural look, longer life. Less common SWFL choice.

FAQ

Frequently Asked Questions About Paver Sealing

How long does paver sealer last in Florida?

Water-based sealers typically last 2-3 years in SWFL sun and rain. Solvent-based sealers go 3-5 years. We recommend re-sealing at the front edge of that window before the surface oxidizes.

What's the difference between wet-look and matte?

Wet-look brings the paver color back to nearly new — rich, saturated, slightly glossy. Matte preserves the natural look without the gloss. Both protect equally; the choice is aesthetic.

Will the polymeric sand stop weeds?

Yes, when applied correctly and activated with water before sealing. Polymeric sand hardens in the joint, blocking weed root penetration. Most clients see no weed return for 18-24 months minimum.

How much does paver sealing cost in Cape Coral?

Most SWFL driveway paver projects land between $600 and $2,500 depending on square footage and sealer choice. Wet-look solvent-based runs at the upper end; matte water-based at the lower end. Free quote returns within one business day.
