Why Florida Pavers Need a Different Approach

Step 1: Deep Clean

We use a rotary surface cleaner — the round attachment that delivers even pressure across the whole paver face. It strips embedded grime, removes black mildew, and lifts efflorescence without etching the paver surface. For severely faded pavers, we add a color-rejuvenating treatment that brings the pigment forward before sealing.

Old polymeric sand gets swept out of the joints during this step. The cleaning exposes the joint cavity for the fresh sand application that comes next.

Step 2: Polymeric Sand Refill

Polymeric sand is the modern alternative to plain joint sand. It contains polymer binders that activate when water hits them, locking the sand into a hardened joint that resists wash-out, blocks weed root penetration, and prevents pavers from shifting.

We sweep the new sand into every joint, vibrate or tamp it down, then activate it with a light water mist. The result is a joint that performs like concrete but flexes enough to handle natural paver movement.

Step 3: Sealer Application

This is where the look comes back. You choose between:

• Wet-look (acrylic or solvent-based): The paver color saturates and intensifies, with a slight gloss. Reds become rich terracotta; greys deepen. Most dramatic visual change.
• Matte (water-based polyurethane): Color is restored without the gloss. Pavers look like new but maintain a natural finish.

Sealer goes down in two coats: a spray pass for full penetration into the joints, then a roller pass for even surface coverage. Cure time is 24 hours for foot traffic, 48 hours for vehicle traffic.

Wet-Look vs Matte vs Solvent vs Water-Based
