- Site walk — assess scope (screen cage, framing, deck, surrounding areas)
- Pool protection — filtration covered, skimmer protected
- Biocide application — water-activated biocide on framing, screen, and deck surfaces
- Dwell time — 5-15 minutes
- Low-pressure rinse — gentle flood, top to bottom
- Deck surface cleaning — concrete decks get rotary surface cleaner; paver decks fall under paver service
- Aluminum neutralizer — applied to framing
- Plant protection rinse — neutralizer on any landscaping near the work
- Walkthrough — confirm results with you
The whole process takes 1.5-3 hours for a typical Cape Coral lanai.

Family and Pet Safety
The biocide we use is EPA-compliant and biodegradable. Safety protocols:
- Family stays out of the work area during chemistry application and dwell
- Pool is closed during cleaning (typically 2-3 hours)
- Pets indoors during the work
- After rinse and 30-minute dry-down, the area is safe for normal use
- Pool water chemistry typically unaffected (we test if cleaning is unusually heavy)

Cadence Recommendation
For most SWFL lanais and pool decks:
- Inland Cape Coral: twice yearly (spring + late fall)
- Coastal homes: twice to three times yearly
- Tree-canopied properties: every 4-6 months
- Pre-event cleanings: schedule 1-2 weeks before parties, holidays

What Sealing Adds
