We've Added Chemical Rust Stain Removal to Our Cape Coral Service Lineup
Cape Coral homeowners can now get EPA-compliant chemical rust extraction (oxalic acid and F9 BARC) for irrigation and fertilizer stains pressure washing can't touch.
We’re officially adding chemical rust stain removal to our Cape Coral and SWFL service lineup. This is a service we’ve been quietly performing on existing client properties for years — we’re making it a formal standalone service now because the demand has outgrown the informal arrangement.
Here’s what it is, why we added it, and who it’s for.
The Problem We Kept Hearing About
For every five quote requests we’ve received for driveway cleaning over the past two years, at least two have mentioned irrigation or fertilizer rust stains as the reason. The homeowner has tried pressure washing the stains (often multiple times). The pressure washing didn’t lift the rust — it just etched the concrete around the stain. The orange is still there, and now the concrete is rougher than before.
This is happening because rust on concrete is a chemical bond, not a surface deposit. Water pressure cannot break the bond. Only acidic chemistry can.

What the New Service Includes
The standalone rust stain removal service covers:
- Irrigation rust — orange stains from well-water sprinkler systems (most common in Cape Coral and Estero)
- Fertilizer rust — staining from iron-supplement lawn fertilizers
- Metal furniture rust — staining from pool deck furniture, AC units, grills, planters
We use two chemistry options:
- Oxalic acid — milder, slower, best for fresh and moderate stains, lower environmental impact
- F9 BARC (Front 9 Restoration’s commercial rust remover) — faster and more aggressive for older deeply-bonded stains
A test patch confirms which chemistry is right for your stain age and surface.
Why EPA Compliance Matters Here
Rust removers are acidic. Without containment and neutralization, the runoff can harm plants and pet health, and (in waterfront homes) carry acidic residue into canals or storm drains. We deploy:
- Containment berm around the work area
- Pool filtration covered if nearby
- Neutralizer applied immediately after dwell time
- Full pH check before we leave
This is the same compliance protocol we follow for commercial wash-water reclamation. It’s not optional.
Pricing & Bundle Options
Most Cape Coral rust removal projects land between $175 and $550 depending on severity, surface area, and stain age. Bundle options:
- Rust removal + driveway clean — most common bundle
- Rust removal + paver sealing — for homes where paver sealing is also due
- Rust removal + sprinkler-head redirection consultation — for ongoing prevention
For prevention: if irrigation overspray is the source, we recommend a $50-100 plumber visit to redirect sprinkler heads away from concrete, plus a concrete seal to slow recurrence. We can quote the seal portion as part of the same visit.
